Why Hiring The Right Home Inspector Matters

Buying a home is usually the biggest purchase of a person’s life, and the first step in building wealth.   During the home buying process, there are several steps that are taken to ensure that the home you want to purchase is really worth the price you are willing to pay.  The most in depth look at the home typically comes with the home inspection.  You are free to choose whatever home inspector you would like to work with but making sure that you choose the right one could end up saving you hundreds to thousands of dollars and even keep you from making a huge financial mistake.

Know about potential issues.  A great home inspector will go through your potential home with a fine-tooth comb.  They check things that you may have never even considered to look at before.  From the basement to the attic, crawlspaces, and all the areas on the exterior of the home a home inspector can let you know about any issues that are present, or items that could become issues in the future.  As the potential buyer, you will want to know and be able to calculate if they home you plan to purchase will provide you will years of worry free maintenance or if you need to plan for repairs right out of the gate. 

Being able to have some repairs made.  Once the home inspector submits his findings to you, the potential buyer, you and your realtor can then decide if you are going to request any repairs be made to the home prior to the purchase.   This is typically part of the transactions negotiations and a good reason to work with a skilled realtor.   You are able to ask the seller to make repairs to the home before you accept the terms of the agreement.  Keep in mind that the sellers do have the option to deny making the repairs.  Without a through home inspection report you would not be able to pinpoint items that you may like to have fixed in or around the home. 

Having peace of mind in your investment.  If you obtain great report from your home inspector you can move forward with peace of mind that you are making a wise choice for your home.  Even if there are a few items that need to be repaired, whether by you or the seller, you are fully aware of and can plan for these expenses. 

Home inspectors are well worth the upfront cost of the inspection!  By determining areas in the home that may need repair their reports give you a complete picture of the home and how it has been maintained.   There have been times that upon seeing the home inspection report buyers will change their mind on a home based on the repairs that will need to be made.  Make sure that you hire a professional home inspector who provides a through written report including photographs.  Remember that purchasing a home is a large decision and hiring the right home inspector is a critical part of making this large decision.
